    Are you the tenant or the landlord? When I was renting, we had a similar situation. Gutter was faulty and water was pi55ing through the walls. We told our landlord & estate agents numerous times and they never fixed it. So we stopped paying rent for 2 months :)

    The beam is about 110 years old. So i take it to be oak? The span is around 4 metres. Supported either end on brickwork which petrudes from wall. Rot is about a metre in and appears to be solid after the rot was scraped off

    Most probably salts left behind from when fire was in use. I get it in my property. Salt staining on chimneys & one exterior wall in lounge. It flares up when humid/cooking or raining.

    How rotten are they? Poke with a screwdriver. I sistered 3 rafters in my loft. They had some rot just below the ridge board on the top edge of rafter. From an old leak before we lived here or possibly condensation. I just scratched out the rot. Maybe just over an inch deep on top of the 2x4...

    Hi. My bay window wall suffers from the same (wall gets soaked overnight when cold). Its because there usually single skin blockwork in period properties and suffer from condensation. Only real fix is to insulate the wall with insulating plaster board on battens. I still need to do this haha

    Yes I would insist, its your hard earned money..a proper job should be done. I don't fuss about tears in felt, my roof is full of them. But at the same time yours is in the process of being done and I'm sure when mine was done years ago it wouldnt of had rips in it..
