Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Wow, apologies. I misunderstood the instructions, I thought it was turning the boiler off and not letting it heat up. The first picture is water from the boiler not doing anything at all. Heating or hot water. I couldn't not run my daughter a bath for her routine but agree it was a bit stupid to...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

This is after topping the pressure up and checking rads upstairs for air. Edit: I also ran a bath for my daughter so that could also be condensate?

This is the result of about an hour of the boiler being off and the pressure going from 1.5 to 0: https://photos.app.goo.gl/KDdvC2rHNELzWwza7

Oh crap, I've missed this. It's in a measuring jug now.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

I'm in denial about a lot of things, largely my increasing waist line but not the leak

OK. I was doing that to understand how much water was produced as condensate but probably not worth it. I'll test it out when it's got to temp in the house.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

In denial about there being a leak? I've added inhibitor for the time being and trying to figure out a time when I can get the floor up. I'm not entirely sure what else I can do? I'm not in denial in the slightest.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

I've taken the pipe out and put it in a measuring jug. I'll leave it running for a couple of hours. See how much water comes out. Turn it off and monitor the same.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Hi, I think this was suggested earlier. Is this when there is a pipe outside? There is no external pipe on my system it's a combined overlow and condensate pipe which goes directly in to a drain via corrugated plastic pipe.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

I know. I'm fairly sure it's just condensate but I want to triple check. I've added some inhibitor to the system this afternoon to help with things. It was very straight forward, even for a simpleton like myself.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Hahaha do you have to keep topping up to make the heating and hot water work? It's really stressing me out knowing there is something wrong and not being able to sort it out.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Oh Jesus that doesn't sound good. I've noticed there isn't any air getting in the system anymore. However the boiler is making a horrible rattling noise when it's heating and the pressure is at 0.

The kitchen kind of sits deeper than the other rooms so they'd have to under the tiled floor and either around a peninsula or under it. No reason why it couldn't go around the edge of the room after that though. Skirting would have to come off but that's not a big issue.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Thanks for the advice, I'll look in to adding some inhibitor. How often would you advise putting some in? How are you going about fixing your problem? I'm thinking re-piping will be easier than searching for the leak itself. The biggest problem is the open plan family room (Kitchen, lounge...

I'll ask if they have other stuff available! Thanks for the advice.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

I think taking up the floor and repiping is the only way forward, I just don't know when it's going to be possible to do that. In the mean time, if I just continue to top up the boiler regularly and bleed the rads every evening will that do any damage at all? Edit, one thing I am going to do...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Something like this? Pardon my ignorance (again), if I were to do that what would that do? Would it be able to locate the rough location of where the pressure is dropping? Thanks for that. All the floor upstairs (besides the stairs and landing is laminate flooring as the downstairs so that...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

I forgot to acknowledge the idea from @Gasguru apologies, it sounds like an interesting idea. Would that mean that the pipework under the floor effectively comes redundant? Then chasing down the wall into the rads? Could that be done on a bit by bit basis isolating different parts of the...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

That's exactly what I thought which is why I wanted to pin point where the leak was in order not to have to take off skirting, laminate and tiled floor. In terms of insufficient pressure or wind I can't really comment on that but he assured me that if there was a leak the equipment would pick it up.

Not sure to be honest, he did ramp up the pressure when it initially didn't show anything. The gas was one for around 3 hours. From your message it seems like you think the gas test was a waste of time and money?
