Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Thanks. This might be a stupid question, in order for the UV idea to work, presumably I'd have to be shining the torch under the floor somewhere? I can get in a couple of airbricks but that's not going to see a massive amount.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Here's the footage from the inspection camera, apologies for the terrible camera work! https://drive.google.com/file/d/15-LTNkmmyUXrZThTfFAW0TnjpRl3aDDt/view?usp=sharing https://drive.google.com/file/d/1Njm2IgyEoTgH2vjHavcqIoPIDao0nLXu/view?usp=sharing

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Surely backside will have to go in at some point :ROFLMAO: Here's a brief video from the inspection camera. The experts I spoke to didn't really mention the thermal imaging, only as one possible method of operation, they were mainly talking about draining the system and inserting a gas...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Sorry was that a question for me as I'm not sure how you'd distinguish between the PRV and condensate water.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Oh wow really, I'm not sure I'd get my shoulders in there let alone my backside! That's interesting, I've got a UV torch for finding golf balls on the course behind our house :ROFLMAO:. Don't know if it's powerful enough (it's this one). The pipes aren't in concrete, would the significance of...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Hi, sorry I was responding to the other quotes when I saw this. There isn't anything to separate, I've put some pictures below:

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Possible I suppose. I have seen one end of the rad that's been capped off and it's fine, I can't see the other side though. The view from knocking the air brick out was quite good and there was no signs of any moisture whatsoever. I had the inspection camera in the see relatively far in and...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Do you mean easy with a thermal imaging Camera? There are no obvious signs of moisture anywhere downstairs. Agree that the actual issue could be very simple to fix, it's the finding that I can't figure out. Partly but it probably won't worth claiming. My insurance doesn't cover the trace and...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Yes, sorry I wasn't clear. The whole system was open, replicating the pressure drop scenario.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

I've spoken to a couple of companies and the £700 quote included trace, access and fixing but I was not convinced with their ability to do the repair, they didn't seem to be full gas engineers, more of a trace and access expert. The second company is £594 Inc VAT but fixing the issue is extra...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Thanks for that, that's really helpful and informative. I knew there would be an explanation! I'm now torn between having a go at a thermal camera or letting the professionals have a go. My concern is that a thermal camera is useless without knowledge and experience of what you're looking at.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Wow, does that really work? Might be a slight issue if it's in the open plan room, it's quite a big area. That's interesting, I didn't think of that. When I spoke to the leak detection specialist, he mentioned that they can be inconsistent sometimes depending on the flooring and the distance...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Just boiler unfortunately, it's just the free version that comes with the Gas/Electricty contract.

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

That's pretty much the conclusion I came to, the only thing my simple brain can't understand is the fact that the heating still works and can even increase pressure slightly after going to zero? I would have thought a leak would lose pressure continuously and therefore not be able to send water...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Hi, thanks for the reply. Didn't realise they were so simple. I tried to get Hive installed and the BG engineer literally refused to install it because it wasn't in his list of boilers with instructions! So would you say the boiler is definitely not the issue? Problem I have is finding the...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

I'll take some pictures tomorrow if that would help? It was the gas engineer that said it was a combined system. When you say filling loop do you mean the loop used to top up the boiler with water to increase the pressure? What do you mean by disconnecting the loop? Thanks, I'm hoping it's...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

It's an Intergas Rapid 32, I've been told by various engineers that it's a weird boiler. It was installed by previous owners. When you say check anything noticeable on rads you mean leaking/and bubbling? I've not checked the filling loop, what would that involve? Technically I haven't checked...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

I don't have a pressure relief pipe outside. The relief and condensing pipe are one in the same unfortunately which goes straight in to a drain outside via black flexi pipe. I've had this pipe out and in a bucket, when the heating is turned on quite a bit of water comes out initially then not...

Boiler Saga Continues - Probable Leak...(Update 24/12/20 - Trace and Access visit)

Hi all, Apologies in advance for the long thread, I'm trying not to go insane! I'm fairly sure there's a leak somewhere but before I shell out I just want to make sure it's not something simple and/or obvious that I can check myself... I'm having some problems with the pressure dropping on my...
