    Very similar situation here! Inner skin was left floating which I packed in the end after removing skirting. Just one very small crack fortunately. Didn't carry on with the builder and finishing the project myself now bringing in trades as needed.

    Personally I think I'd be looking to get a structural engineer to look at it. It's not going to cost much compared to what you're spending on the extension and the value of your house. I wouldn't be happy with that level of cracking and just plastering over.

    Looks like effervescence to me and will weather out eventually. The manufacturers instructions will likely warn of this.

    I haven't worked out how we're doing ours yet, sorry. I'm going to try and get recessed down lights in though as they look the best imho. With 2/3 hanging lights over an island.

    Our plans detail a 50mm counter batten to create a void under the insulation for lighting. A lot of builders/electricians I've seen on youtube and also on friends extensions seem to cut out the insulation around each light. Presume building control didn't get to see it as it's not really...

    Ouch! Did you take any photos of the steel going in and the supports used out of interest? Builder will always try and fob you off in my experience :(

    Looks entirely on the OP's property to me too. Looks to me like they didn't want to make their own access narrower or deal with the drain, so pinched your land.

    I made our bricklayers take a wall down when they left out the insulation as they'd run out. They tried to argue it was better without insulation. Sacked the builder shortly afterwards.

    I wouldn't use them. We collected the same bricks and mortar bits for the patio, but in the end used mot type 1 instead. Decided not to cheap out on the sub base.

    Though a strimmer may damage the timber. I'd go gravel strip.
