shower not draining quick enough. can't get the trap out/off

The pipework in the photo looks ok, but if it is backing up there might be a problem further on down the pipework. Have you been in the house from new and has it always been like this? You say the shower is good, have you measured the flow rate from it? I have seen some showers simply...

shower not draining quick enough. can't get the trap out/off

That's a mira tray and it's fine just on legs. To remove the trap take the section that you have removed from the centre of the waste in the first photo. Turn it upside down and use it to unscrew the trap. It should then be loose enough to remove. You will need silicone to reseal it when...

    Toilet Flush Problem

It's the black bit sticking out of the bottom of the syphon you need. It should pull out but I would suggest you need a new one. I got one a while back online. Search for syphon bomb. When you get one push it into the bottom of your new syphon and it should work. T

Photos would be good. Search on here for syphonic toilets. They need a special fitting in the outlet of the cistern to work. Ted

Changing Motorised Valve / Draining System

Yes that is the open vent. Make sure everything is switched off. Bung the open vent and bung the cold feed. Make sure any auto air vents are closed off. Crack open the valve nut and you'll get some water out, but it should stop. Works on the theory that no air can get in so no water...

Did you bung the open vent when you tried to slacken off the valve?

British Gas 330+ Boiler - constant problems

I would have thought one of the previous engineers would have spotted a faulty 2 or 3 port. Same for a faulty room stat. My thinking is that is must be strange if it hasn't been sorted yet, hence the anti cycling comment. I was caught out on this 2 years ago. So my imaginary fiver is on...

British Gas 330+ Boiler - constant problems

Ask the engineer to check the anti cycling time on the boiler. If it's still set to 20 mins the boiler can get up to temp then shut down for 20mins before it refires, this will give you a cold house as described. Ted

Glow Worm Ultracom 18sxi Frost control query

It's not the integral frost stat firing the boiler. The frost protection on that boiler runs the pump first if the water in the boiler is below 8 degrees. If the water temp drops to 5 degrees the boiler fired but only up to 30 degrees. I'd say you have a problem elsewhere. Ted

to fuse spurs on the system

No I don't do it. Just pointing out that was how it used to be done. I don't fit back boilers but I don't do back flips when I work on one now either. Ted

How can I stop copper pipe thieves?

Please tell me you are not seriously considering putting 230 volts onto a gas pipe? Glad I live a long way away See you on the news. Ted

to fuse spurs on the system

That was how they all used to be wired a few years ago. One for the boiler, one for the wiring centre. Just cause you haven't seen something before doesn't make it wrong. Ted
