The original builder!!! got the push after the foundations were finished as we were quite worried at the time that he wasnt competent. We went on to iron out a few mistakes ie; every single underground pipe being smashed being one... We have now unearthed this major problem and are trying to...

Hi I have put a picture of our steel plan on our website and would be grateful if u could have a look. link removed and steels link is shown at the top of home page. The nib on left of picture was (as far as we can tell) not going to be used to support the beam 4 above and a column has been...

    problem with footings

Hi Our footings were built as per plans, 450 by 1 metre deep but the problem is that the water table here is high and most of the time the footing will be sitting in water. The steel column is supposed to be placed on top of the footings but if we do this then the base of the column will also...

    problem with footings

Hi sorry i wasnt clearer. We had a nib on original drawings which was built on top of the footings. We have removed the nib and have been told to set the new column 100mm into block wall. By doing this we should have enough footing to support the column. Q1.. The column is going in at the edge...

    1st floor timbers

Thank you for the link. Our joists are above the steels on the plans, directly above. I have the steels being installed next week. I imagine that is in line with existing floor level of our house. If we install the joists at the same level as the steels, we will then be below existing floor...

    1st floor timbers

Yes I am going to ask them but I thought I 'de ask here first as sometimes we get it wrong and ask silly questions.. The plans show the 1st floor timbers directly on top of rsj's. The 1st floor is having to be built 1 meter in from the boundry wall. Ground floor is a wider building. I have...

    1st floor timbers question

it does exit at about 4" above floor level and then it falls towards the main soil pipe. The fall, makes 3/4 of the pipe, run along where new joists would sit.

    1st floor timbers

Hi We are currently building a 2 story extension and have just finished ground floor and are awaiting the steels to be installed. Our Brickies finished work last week and said to give them a call when steels and 1st floor timbers are in. Problem is that there is no external wall to fix joist...

    1st floor timbers question

We cannot move the toilet, the only alternative I can think of is Lowering the WC pipe by 6 inches and it will then protrude into the downstairs kitchen ceiling area. Rather than box it in, maybe we could put a lowered ceiling in later on. It's such a pain. does anyone know what the maximum...

    1st floor timbers question

Hi We are currently building a 2 story extension and have hit a problem with the first floor timbers, Our WC pipe runs 7 foot along the wall and joins the main soil pipe. The 7ft of pipe is smack bang in the way of the new Joists. I have been told that we could put trimmers in, but surely 7ft...
