    rewire in house

Just do a circuit or part of a circuit at a time. The whole installation doesn't have to be off, apart from when the cu is being done. Even then, there will always have to be one socket live, for the kettle. It'll be in the regs somewhere.............. 8)

    Adding a second CU

I would say that changing the board for a split wouldn't be a great deal different to adding a new board. Any additional work to bring it to current regulations has to be done either way. I suppose the exisiting circuits might cause some problems but You have an NICEIC sticker on the front...

    Adding a second CU

Easty. I'd change the existing unit to a split board. That way your new circuits can be wired direct to the new cu and it should give you the option of having spare ways for any future circuits. Not a bad idea given what you have planned for your garage. Your electrician should'nt have any...

    Adding a second CU

Hey Easty. Can you back up a bit and take another shot so that we can see the meter and the cut out? I assume that the black item to the right of the meter is the cut out, but just on the off chance, wondered if there might be a henly block already installed?

    wiring route advice

    Lighting circuit

Do you know exactly where the ceiling rose is that you attached to the joist? Can you get to it from above? Or failing that can you cut a hole in your new plaster and patch it afterwards? The other thing to check would be the switch of course, if both lights operate from the same 2 gang??

    LIGHTING PROBLEM

Such a small amount would evaporate at some point you would think, but no reason why it couldn't have been there for a while. If the water was continually getting into the fitting then odds are a fault would develope or you would get wet at least! edit. can't see it being condensation.

    dimmer switch

Normally red to L, and black (switched live) to the other terminal. careful when you put the dimmer back because they are deeper than a standard switch so sometimes the metal box has to be recessed further into the wall.

    LIGHTING PROBLEM

Is there a water tank in the loft? Could someone have worked on/replaced that and the water leaked into the fitting at that time? Rain getting in somewhere?

You do get yourself in some situations with these new light fittings renegade! Why don't you draw yourself a picture before you take the old fitting apart?

    wiring route advice

I would keep them in separate channels. If ever the gas pipe has to be repaired then the cable will be in the way, and same goes for future replacement of the cable.
