    Simple thing to do is undo the nut from tpr valve or expansion relief valve and see what one leaks then replace it! could obviously be a dodgy pressure reducing valve but doubt it.

    Valiant and Worcester baxi if you want! Ideals will be ideals look and sound good for a few years then problems. Think from engineers view I prefer Worcester as more forgiving but valiant are smarter. All the codes ect don’t need tools these days to diagnose them

    very true indeed. I always look to upgrade where possible. I’d never fit a powershower don’t see the point in spending good money for one good shower may aswell pump the lot if you can Get your moneys worth haha

    I’ve being raking the cavity out. If I clear the cavity then am I right in thinking even tho the damp proof course is bridged externally with the render I could leave that in place and get no more damp inside. Because the bottom bricks are knackered anyway.

    Best thing is upgrade the system to either unvented or combi if you can afford it. next best is fit a whole house pump Stuart turner monsoon and fit it so all the hots are pumped and all the colds. You’ll then be better off all around the house. the hot and cold are in the airing so just 4...

    I’ve now removed a few bricks the cavity is full of crap aswell Guess I’ve got to empty this for a start. Then I’m still left with what to do with the plinth.

    That’s my damp proof rubber there I’ve removed a brick it’s a cavity wall. No insulation tho.

    To be honest I sealed the bottom of vents to stop rain getting in as I was seeing damp. mill take a brick out and see if it’s got a cavity

    Wooden floors and that’s where I found the dpc. Looks like painted on bitumin and it’s stuck well to the brick. Under it’s rendered still. Not sure how many more courses down as didn’t dig more.

    Would I then need buildings regs ect at 3m high 20sqm within 1 meter of boundary? Plus I would need to get some drawings done and my budget is tight. spent 2k already and easily got another 3k to spend
