Foundations - is my house built on a pad, gurt deep foundations, or am I in deep do-do?

I know! I'm in the process of hand digging most of it out (for the 3rd "cussing" time). I will search and ask on another thread about drainage holes, backfill and maybe external tanking etc (and probably get a chap in)- as all the render and bricks on the facing layer got wet/frosted/blown/and I...

did this, got the 1979 app plans from fiche but architect and builder no longer around (issues with NHBC and poor quality bricks in the 80s). I think I'm done with the big plans now

Foundations - is my house built on a pad, gurt deep foundations, or am I in deep do-do?

Thanks. its was about the half of the house on the right of the garage. One person who came round thought it may have been built from the same foundation level as the garage and the steps and bank backfilled......but it doesn't appear that's the case as the that part of the house's foundations...

Foundations - is my house built on a pad, gurt deep foundations, or am I in deep do-do?

Hello. We have a split level house half of which is built over a double garage. For the right hand bit of the house we have 90 degree concrete/stone steps up to the front door which go round a 2.5m deep pit of soil and rubble with no DPC to any wall. This is causing damp to our garage and all...

rotten garden wall rebuild and 11kV power cable

Bit of an update as its now been over a year since first reporting this. The cable is still there and I've hauled out all the rotten sleepers. SSE has come back to me with a legal letter saying they can do what they want where they want....but at least I don't have to agree a new 3m easement...

rotten garden wall rebuild and 11kV power cable

Thanks JohnD. I have the original easement which takes the form of a binding conveyance between original owner and Southern Electricity Board in 1967. This was for the transfer of land for the substation at the bottom of the close along with the connecting underground/overground cables, poles...

rotten garden wall rebuild and 11kV power cable

Update 4th June....no progress! SSE have come back from their wayleaves dept and said "....The cable that has been exposed is at an unsafe depth and therefore the cable needs to be buried to make it safe. Our solution to put the situation right is to raise the levels on top and around the cable...

rotten garden wall rebuild and 11kV power cable

its a registered land charge/restrictive covenant linked to the original conveyance for the substation. Our property (and all the others on the east side of the close where the HV cable runs) are caught as part of the subsequent owners clause....so we are all bound up! In the meantime I'm...

rotten garden wall rebuild and 11kV power cable

I've been round the houses with a couple of firms promising cash for wayleaves - even though I said paperwork was all there already. Unfortunately a big dead-end after a couple of years waiting as everything was signed and sealed from 1968. I've got a copy of the wayleave agreement and plan and...

rotten garden wall rebuild and 11kV power cable

thanks bernardgreen. I will be insisting SSE make this safe....and if that means them re-routing the thing and digging a proper trench duct and reinstating everything then that's what they'll do. I might just serve notice on them to remove the service as well. The cable is the main supply to...

Weathershield keeps blistering and coming off every year ?

When you say scrape it off, what do you mean - down to the render or just the top paint layer? Also what's the orientation of the wall, ours faces north west and gets zero sun during the year...may have to set up some IR heating!

rotten garden wall rebuild and 11kV power cable

thanks. The whole house was built to save pennies - shocking bricks for house but especially the garden walls with cheapest possible bricks and certainly no dpm featured anywhere. I think its all hand work as not sure a digger will get up the garden steps though! Mind you they are only 4" or so...

rotten garden wall rebuild and 11kV power cable

no - that's def the 11kV cable (c60 years old and counting). It runs past our house from the pole then across the back of 5 houses...before terminating in a sub station at the bottom of the close

rotten garden wall rebuild and 11kV power cable

Thanks Murdochcat. That's the angle I'm going for. Not our fault the electricity folks did this back in mid 60s before the houses were built- but now its exposed by natural causes they need to do something. For now they've put a 'live' tag on it...so that's Ok then!

Damp proofing help! Tanking slurry and vapour barrier?

Think about ventilation (in/out) and heating. We have an under-house garage built into a hill and suffer from condensation and efflorescence caused by moisture movement from the garden each side and our oil boiler. It didn't help that I had an insulated garage door fitted which wasn't as leaky...
