    As for the bathroom ventilation, this has an extractor which seems to work fine, it’s purely the cold water coming into the cistern into a warmer room surely that’s causing the condensation there?

    If the cistern is dry then the pipe in question won't be the condensate pipe as this discharges liquid at regular intervals whilst the boiler is working. Can you not trace the boiler end of the pipe?

    With combis being the modern way of heating homes out went space created for cws systems. Result cisterns fed off mains cold water, result condensation forming on said cistern, result black mould as demonstrated in the picture of the WC, more so if you think toasters are up for a good 'washing'

    Could be condensation as you suggest, or (annoyingly) the back nut connecting the syphon to the cistern needs adjusting to get the rubber washer to seal properly. Sometimes a pest to get right.

    I think you need to post a pic of what you are talking about, a condensate pipe wouldn't just 'stick out' and overflow pipe for say a troilet or a tank/cistern would. A condensate pipe would need to run to either a drain/soak away or a waste pipe.

    Not sure if its still around or where to get it from.Remember the plastic tray which clip onto the plastic pipe under the cistern which then collect the condensation onto it,then empty it whenever.
