yes sorry your right, I say big but more like 2mm, big I guess compared to a hairline crack outside

yes from what I can see its just a fine hairline crack, there doesn't appear to be cracks on the outside of the house, where there are the big cracks inside

Thanks for replies so far, I've had someone out and there pretty sure the cracks are old like you said and nothing too much to worry about, so I'm going to keep an eye on it, put some masking tape on the crack, if it moves or tears i'll certainly come back here, cheers

Looking at the picture it looks like it’s actually 1foot that has been dug up, there is no boundary wall, all that seperated us was a small string fence, they removed it and dug our to the boundary line, it is the other half, they haven’t dug footings yet, it’s just been levelled

right, so the part marked in red is the isolation valve, and providing it's an inactive system we can cap it off at that end, is that correct?

i think there was a copper pipe coming out the side of the wall, a trickle pipe maybe, that outside wall is no longer, as the new side extension forms the wall, if it is as you say a redundant system, could it be just the last bits of water flowing out of the system, as the damp patch is drying...

thats the ceiling down, so my as i said my boiler was around the area, it might explain it, why would my boiler be warming his radiator though, sounds like a stitch up.

i understand both prospectives, I don't want to fall out with the guy, so maybe a good compromise would be for the work to take place in his flat but I pay half the costs as a good will gesture because it could be the builders fault.
