    I think the pipe is just blocked. I had some cowboy fascia fitters who cut the pipes flush because it looked neater. It felt like when I was pushing the hosepipe down it came to a hard stop.

    Thanks so much for your help. It’s a wired base and wireless battery powered thermostat. The terminals don’t even tighten up properly to hold the wire, I’m going to have to send it back and just get an old fashioned dial thermostat I think. Thanks again.

    Yes it seems to get the worst of the driving rain, although it's generally a cold flat with a fairly high humidity level. They suggested that as they thought the amount of water running down was soaking in at the bottom. I think the area near the door doesn't get much sun also.
