Put chemical cleaner in the system ,it says on the packet to leave it for up to 4 weeks for heavy sludge systems also got inhibiter but not put that in yet. I was gonna put that in after ther cleaner has done its stuff.

what throwing me virtual towels when my house gets flooded lol. Seriously though dad in law is gonna have a look . It is definate that magnetic area is where blockage is ? On the tee piece it comes down from the f+e and runs from boiler and the pump. So the blockage would be on the part running...

where you originally said it would be the T-junction is under the floor boards. Does this mean that the bit of pipe will have to be replaced, as no water is leaving the f+e tank ?

Probably a stupid question but how will i test with a magnet inside the pipe ?

I have a Glowworm Ulitimate 40 boiler there is 2 cisterns in the loft (how much water should be in them ? They are quite full) and there is a hot water tank in the airing cupboard the pump is also in there . Thanks

any idea where I would find that

The upstairs rads wont bleed properly a small bit of air comes out and then stops. I have checked the header tank and it has enough water in and I cant see any blockages . Please help.
