Thanks for getting back to me so quickly, not too sure about anything you have just said. As I said, the pipe outside leaks, that is all the plumbing knowledge I know, the flat seems to be okay water wise, how do I determine where this originates from; there is not water anywhere else...

Hi, Just moved into a flat and the overflow pipe outsdie is leaking; I'm ground floor. This was included in the survey as need some attention, but not too sure what I need to do to fix/stop it. Any ideas. Cheers for any help anyone can give!! George
