Sorry forgot to tell you the make and model of the boiler. It's a Potterton Kingfisher, about 20+ yrs.

Hi Mick. yep the hot waters fine. The worry is that hot water ifrom the rads is feeding back up the cold feed to the f/e because it is'nt going back up the vent.

Hi, Well it sounds to me like the trap or the waste pipe under the shower tray is leaking. Possibly a joint has moved or come adrift. If you can't get at it from the ceiling below then the shower tray will have to come up. Hope that helps.
