    Localised dry rot...

That almost certainly won't have been dry rot - it cannot survive outside (except in the absolute rarest of conditions which most climates will not provide)

    Localised dry rot...

Apologies for being a little flippant. I still stand firm though - while you are correct that dry not is best supported in humid and stagnant conditions it absolutely cannot infest dry wood. It's like having a fire without one part of the fire triangle. If this were true, every piece of wood...

    Localised dry rot...

Sorry but that's claptrap. Moisture and a food source (i.e wood) is a _key_ factor in the survival of any wood-decaying fungi. Dry rot does not "just exist" without these factors. Get rid of either one and it disappears. Dry rot /cannot/ affect dry wood!

    pointing stains

I don't think it's efflorescence, just mortar stains (as when the mix has gone off there is a fine dust that remains on the surface, which just seems to stay on the brick no matter what I do to get it off and then when it goes off leaves a nice film of hard mortar dust)

window leak caused by brick sills?

not sure what happened to this thread, but anyway! is it possible to retro fit weep holes? is it nothing more than a hole in the brick at the top of the lintel? i'm actually in the process of whipping off that architrave which has nicely rotted... will have a look at what lies beneath!

    slate roof underside

thanks for all replies! i am not overly keen on large insulation of old roof voids , as good ventilation is crucial (currently there's a nice steady wind going through the space) - a few quid wasted on heating could save thousands on rotten timber replacements! i had 5 cracked slates...

Water coming in around upvc window

Have you checked the sill directly above? does it have a drip? if not the water could be tracking back into the wall Do you notice the problem in driving rain only? Sounds like (like me) you have separate lintels for external and internal leafs. A cavity tray, or a catnic lintel will...

    Dry or Wet Rot?

not quite correct dry rot will only attack timber that has > 20% moisture, so dry wood will not be attacked the mycelium is like cotton wool or thin sheets of white film the fruiting body is like a pancake shaped affair which has the spores which look like an orange dust on white surfaces

    Localised dry rot...

Having had a nasty outbreak of dry rot myself just recently, and reading hundreds of articles on the subject, there is a lot of conflicting information on whether full on masonry sterilisation actually has any benefits if the masonry itself is dry and the food sources of the rot (ie damp wood)...

    pointing stains

hi i have a front garden wall that is old stock brick and needs repointing i simply cannot avoid getting some mortar on the brick work due to the small gaps, and although i soaked the brick before starting and try my best to get any off it dries like a horrible white film all over the...

    slate roof underside

hi i was looking in the loft space tonight and noticed a large number of patches of daylight visible horizontally through my roof at the joins between slates the roof is unlined slate and approx 80 yrs old. i've had a roofer out to repair the lead flashing around the chimney breast and he...

window leak caused by brick sills?

is it possible to easily retrofit an appropriate tray, or will i have to resign myself to fixing the cill and preventing the rain from getting into the cavity in the first place?

window leak caused by brick sills?

hi stuart, the exterior wall lintels are all steel EDIT: I presume the catnic lintels are ones which form a triangle which bears load across both walls simultaneously, if so I haven't got those, each lintel is separate inner and outer leaf.

window leak caused by brick sills?

thanks i had the lintels replaced back in 2005, hence the new brickwork courses around the lintel areas - i don't think there are cavity trays in any of the reveals (i am currently reboarding another room and can see only the cavity wall insulation) what is the best course of action here? i...
