Do we need a new roof?

Thanks, I just spoke to the neighbours and they are OK with taking the stack down if it’s necessary. I will try again to find a decent, honest roofer who can check the work done and put right any damage without sucking through their teeth and telling me to replace the whole thing. Advice here...

Do we need a new roof?

Looking down the surrounding streets, those without a chimney breast have all been done the same and some been that way for many years. Not saying it’s the right way at all, but has caused no problems (for us) for decades. The way it has been done by the roofer, which admittedly doesn’t look...

Do we need a new roof?

They have the same as us, chimney breast removed. Fitted wardrobes in bedroom so wouldn’t see any damp if they had it, and downstairs is a large Welsh dresser where we see the damp patch is on our side. So, they may also have this problem (but behind furniture), but there are no pipes near where...

Do we need a new roof?

Funny you should mention that, don’t recall any damaged tiles before the repairs..typical. I think we need to get another builder/roofer out for that, and the capping. I’m presuming that it’s that, then look at removing the stack before considering a whole new roof? Yes, no chimney breast on...

    Broken gulley and trap?

Cheers guys, you have been more help than you can imagine. A friend recommended a builder who is coming tomorrow. I will let them have a look anyway but at least i can sleep reasonably safe in the knowledge that my house wont fall into the ground....

    Broken gulley and trap?

Pipe is from sink and washer. I watched it tonight and the water never rose above the level it is always at. Oh, it was definitely concrete, albeit akin to ready mix with a stone or two caught in it. Definitely no overspill in terms of rising water but occasionally the pipe gets moved a little...

    Broken gulley and trap?

We used a compactor where the grass had been but this area of the garden was already paved, we just replaced with indian stone slabs, dot and dab on a sand base i believe.

    Broken gulley and trap?

I know exactly what you mean mate...when we had the last 'blockage' fixed, the builder cemented the base back in...i think i found where he poured the old concrete. So, if there is water in the gully, there is likely no leak in the trap?

    Broken gulley and trap?

Aaah, the plot thickens...I am not sure if you can see from the photos but there is something grey at the bottom of the gulley. I reached in and pulled out a block of concrete about the size of a large breadcake. It looks to be the same shape as the bottom of the gulley so either some concrete...

    Broken gulley and trap?

Just going out mate and will post one later, but I doubt you would see anything in it; it smells bad and there is nothing to 'see' in the drain/gully. If it rained the slate chips and underlying soil/sand next to the hopper would be equally wet. Take your point though. In the meantime is there...

    Broken gulley and trap?

Don't worry guys, I have every intention of getting it looked at. I just like to be well armed when builders I don't know turn up sucking through their teeth. I rang one place and got quoted £295 without looking at it. Another 'reputable' company said they have a flat day rate of...

    Broken gulley and trap?

I will do, but something confuses me. Having cleared out the gunge in the gulley/trap and rinsing the rubbish off the slate. I noticed it has dried out around the hopper (the ground with the loose slate on it). Also, as this is a trap, would the water level not drop if it were a crack in the...

    Broken gulley and trap?

Just out cleaning the patio i noticed a fishy smell from the rear waste gully and the slate chippings in the channel nearby was wet and slimy (smelt bad too). Scraping back the slate the soil was wet and black. I looked in the drain itself (the gully?) and it is about 1 foot deep. I got gloves...

Water stains in the loft after heavy snow

Cheers for the reassurance but I will decline your offer on the snow hole... :D

Water stains in the loft after heavy snow

We have just had a bout of very heavy snow and extreme cold temperatures in South Yorkshire and I popped up into the loft to get the Xmas decorations out. I noticed around half a dozen water stains on the chipboard floor which I never noticed before each around the size of a mug base...all were...
