    He could fit fire rated down lights though, the ones I fit made by jcc comply with 30 mins, 60mins and 90 mins, and they have an acoustic seal something else to bear in mind. Two nice fittings would be better though

    Doesn't sound too bad no re-wire recommended? I would suggest a new fuse board and the jobs listed you would be looking at £600-£800 at guess. Main earth under sized- but then means of earthing not determined?? Or was that a piticular circuit?

    You could get an electrician to replace your 40a fuse with a 6a and then run a 1mm t&e from the load side of your pull cord to the fan. Not ideal and I wouldnt do it but then this is a diy forum and that would be a typical diy solution.

    Your best bet is to get an electrician in to wire one in properly for you off the lighting circuit. This way you can have a fan with an over run on it. You would struggle to fit a 6mm/10mm cable in the fan connections any way. Get it done properly is the answer

    Outside zone 2 will be fine so long as you have rcd protection, you can use a switched fcu outside zone 2.
