Use dynamite to blow it off the pipe. Ok, you may have to rebuild the house but it's a quick method.

Rake out the cracks fully. Squirt in low expanding foam. When cured, cut back foam and then fill, sand. Repeat and decorate accordingly

Last house warming party I had everyone was really annoyed with me! I made them all pee outside and drink out of bowls under the table!!!!

If it were me, I would try an orbital sander and then easyfil the area.

Thank you. I have a meeting later with the council regarding the flat.....if all goes ok, I could be moving in by this Friday. I would need to do some decorating etc first... I won't look at investing as I haven't a clue about it all. I would hate to lose any money invested. I guess you have to...
