    Diagonal growing crack

OP, Thanks for the last pic & diagrams. What we do know is that substantial building/structural work has taken place in the original semi - we also know the party wall supporting one end of the RSJ is probably 9" - & hopefully the lintel is supported by a padstone? We dont know if there are any...

    Diagonal growing crack

OP, Typically, 1mm-2mm cracks are often not significant. Is the RSJ supporting a loft conversion floor? There's shadow near the crack - is it a damp patch? Is that an external wall? Is it rendered? Any external mirror cracks? Is it a solid wall or a cavity wall?

Insulating curved timber frame bay in 1935 art deco house

OP, FWIW: you have a semi-cant bay. google "cant bricks" to see what cant means? Paster board at the cant end will be fixed at 16" centres in individual pieces over the spaces between each stud. Rigid or soft insulation will work - make sure to fill the full space between studs.

    Damp ingress after repointing.

OP, Why not use search button for "chimneys" or "chimney flues" posted by ree - then read up on them? eg. each pot has a separate flue. The inside of the parapet & the chimney stack has a sand & cement fillet - this is wrong and needs changing to lead flashings (why not read up on my posts...

Water spots on inside plasterboard near bifold and windows

OP, If the bricklayer worked dirty then snots on the cavity ties could be bridging the cavity? 1. No cavity tray weep holes to be seen over any of the frames - perhaps cavity trays were missed out? Remove a brick, say, three courses above the door head or use a Boroscope to find out. 2. All the...

    Beam end over door lintel

OP, Well done for having a go but your pics show a number of red flags - eg. you could be heading into point load territory. Perhaps get an experienced builder or bricklayer on site to give a view?

    Dpc question

OP, Thanks for the pics but they are difficult to understand with the dark shadows & the tilted pics - perhaps you can correct the pics & bring some light in?

Insulating curved timber frame bay in 1935 art deco house

OP, Why not post pics showing the bay frontage, & the bay roof?

    Dpc question

OP, Is the floor solid or suspended? Why not post a pic? Are there any damp signs at low level on the wall(s)?

    Damp ingress after repointing.

OP, Dont jump to conclusions, & courses of remedial action without more information. 1. Pics of the parapet flashing and the chimney stack details would help - to pic the flaunching etc would require someone on the roof or the use of a cherry picker. 2. Pics of the interior damp signs would...

    Damp ingress after repointing.

OP, As above, you have an excellent sand & lime pointing job but a suspicious parapet? The chimney stack details - flaunching & flashing - might also be regarded as suspicious? Have the flues been swept in recent years? The abutment flashing & fillet to the lower extension roof is wrong -...

Im nervous please reassure me about my 1860s roof beams survey

OP, There must be tens of thousands of roofs in a roughly similar condition due to replacing slate with concrete tiles. Most of them sag and hump a little, and then stay that way - its not ideal but not desperate either unless the weight causes roof spread. Where your front & rear elevation...

    Damp issue

OP, There could be a take your choice selection of various issues eg. sealing the frame - open the frame & use maybe a selfie stick to check the frame sealing - water test the.drainage holes Checking the eaves or verge. The pointing is rubbish - it needs chasing out to 25mm depth, & re-newing...

Roof tiles to short water runs back

OP, You can use a selfie stick from a bedroom window to examine the eaves? Why not read my previous working at height posts? I doubt that you can "tackle the job" given you apparently dont know whats presently hidden?

    Lead flashing Vs Cement

OP, "possible movement in the roof cover" can crack S&C fillets. Use building sand it sticks better FWIW. But I still have some Post #5 questions lacking answers?

Roof tiles to short water runs back

OP, Thanks for the pic & info. From what you show then maybe its best to get whoever worked on the job earlier this year to return, otherwise you will need a new contractor. I can see a few difficulties but cant recommend how to fix things because I dont know whats been covered up or how the...

Roof tiles to short water runs back

OP, You have already worked out that the problem is connected to the eaves trays but seeing a couple of pics of the bay(?) & the eaves area in question looking down into the gutter would help. Do you have profiled tiles on the roof? Presumably you know that perimeter tiles might be nailed, & how...

    Lead flashing Vs Cement

OP, No matter how well done the job - possible movement in the roof cover can crack the S&C fillets. Do you intend to clean off the slates or tiles or are you aiming to go over the existing fillets with your S&C mix?

Pipe bending vs solder ring elbows

OP, Neither pipe bending nor soldering are skills to be quickly self taught - you need someone to show you and save you frustration and wasted material. Concealed cu pipe is best worked using a pipe bender. See Monument tools - you can later sell on the bender on ebay. As a DIY'er, for safeties...

    Mastic over grout

OP, Your first mistake was getting grout into the silicone joints. Your next mistake was applying silicone over grout - dont do that. Now you have to clean out silicone & grout. Always use a grout saw (or your knife) to clean out any grout from the tile grout joints, and then blow out any...
