    John, the tank isn't in the loft, it is actually situated in the airing cupboard above the hot water cylinder and there is approximately 1cm clearance between the top of the tank and the top of the cupboard... so access to the tank is extremely limited!

    Ok, so regarding the two valves. One is a lockshield which I can shut no problem (counting the number if turns etc etc) but on the other side, my issue is that the termostat control on the valve has been broken off (we have just bought the house)... can I close it manually somehow? If not...
