    Velux Window wet patches

Hi, I’m back again 2 years later with the same situation of condensation coming into the internal building at the head of our velux windows. We have stripped out the insulation and I have uploaded a video of where the problem is, my question is as I don’t have an insulation collar should the...

    Velux Window wet patches

No they didn’t unfortunately, as the chippy didn’t leave enough space for the collars. Had they been fitted I’m sure we wouldn’t have had this problem.

Sorry it won’t let me upload pictures: The tape we put over the Xpanda expanding foam tape is called Pro Clima Tescon Vana Multi purpose adhesive tape, then Velux BBX vapour barrier. All the above can be ordered off the net. Good luck and I hope it sorts out your problem.

    Velux Window wet patches

I have attached a picture of what I have used. The expanding foam tape inserts into the gap around the window frame where it meets the wood rafter frame - at this point leave to 24 hrs to expand out to whichever width you have chosen. There should be absolutely NO gaps around the frame work. I...

    Velux Window wet patches

It’s taken me over a year to get to the source of our problem and after exhausting nearly every avenue with builders and roofers I decided to do my own research into how and why this was happening. Is your problem exactly the same as ours ie: the pictures I loaded up? If so, you have a cold...

    Velux Window wet patches

I think we have got to the cause of the problem as around the actual velux rafter framework there is no insulation or vapour barrier so like you said earlier the warm air is condensing with the cold air around the metal within the structure of the velux. As there was no room for a velux collar...

    Velux Window wet patches

We used Gypsum plasterboard and yes one side of house get more sun than the other the side I have the problem doesn’t get a great deal of sun. I’ve just done some more research and funnily enough saw the velux Vapour Barrier - do you think this will help?

    Velux Window wet patches

We had a reputable roofing company supply the roof materials along with the velux’s, we didn’t have a project manager as such we purely relied on each trades professionalism and expertise for each part of the job. We did our own insulation with guidance from Actis themselves, they also came out...

    Velux Window wet patches

Hi again, I’m back on this forum as my nightmare damp patches are back, nothing at all in the summer (warmer/mild) weather or when it rains but now it’s getting colder I have my nightmare back. The damp patches only occur when the weather turns cold, I’ve had a BFX collar and transverse drain...

    Velux Window wet patches

Thank you much appreciated for your help. I think also after researching and seeing how velux’s are fitted that it’s the insufficient fitting of the underlay as it should wrap around the bottom batten and mine doesn’t. This is the correct way This is mine and it doesn’t look like the...

    Velux Window wet patches

I’ve just found another forum (Screwfix forum) where someone else had exactly the same problem as me and the wet patches in exactly the same place and it appeared that no gutter was installed above the velux which lead water to seep in. I think another call to my roofers. I have also emailed...

    Velux Window wet patches

The wetness is coming in on the photo where I have marked. The room has been freshly plastered so I am relucuctant to start demolishing it if this is a simple fix. The strange thing is though that the damp patches are appearing when it’s cold, not when it’s warm or raining!

    Velux Window wet patches

The roofers installed the velux windows whilst they were doing the roof. When they came to investigate they only took out the window of the velux and left the surround in tact. I’ve attached a picture.

    Velux Window wet patches

Hi we had our roofers out and they took out the velux and around the area of the velux the breather membrane and roof battens were soaking wet. Roofers said it is condensation but I can’t see how this can be, has anyone come across this problem before. We have insulated with Actis Hybris &...

    Velux Window wet patches

Hi Just wondering if someone could help with any advice regarding wet patches on plaster that keep appearing around my velux windows. The patches seem to mainly appear after it’s rained but not necessarily all the time. They appear in the same place then dry out and reappear even if it only...
