yes, you are absolutely right. Here I just showed the front roof. We also did side and rear extension where roof has same problems (leading flashing is wrong; batten gauge is wrong). Nightmare to us now.

We have got roofers to have a look. Most of them do not even want to fix it. They said everything needs to be ripped off and re-done, which is fair, but quite expensive for us after paid the build a fortune. And the pricing are also varied very much from different roofers. I was hoping the roof...

Sorry, just understood it. The soaker must be what call as lead flashing. We are trying to lower the parapet wall if possible. This was built by the builder after months of leaking on the left side of the valley (as seen in the photo of my last reply).

Which part is called soakers? Is it the valley on the other side of the parapet wall? I have more photos to show it.

I took more photos of the wet verge. The lead flashing along one side of the parapet wall is totally rubbish. I will get it sorted first as an urgent repair. But the parapet wall itself is very ugly as well...
