Chimney leaking - dripping from DPC into loft?

There's a definite back gutter but the flat bit (the solum), if its there it cant be clearly seen. There's no supporting boarding in the pic - only unsupported lead. The back gutter is not a conventional one-piece back gutter. It should be replaced? Maybe the tiles directly above the back...

Damp Victorian Semi Detached - Concrete Plinth

OP, The S&C plinth is bridging the DPC and trapping moisture. The whole plinth will have to be removed. All of it. All and any perished bricks will also have to be removed. If necessary, you remove & replace the bricks in short sections: eg. you remove say three bricks, then miss three, then...

Damp patch in the corner of pvc window

OP, I suspect that moisture is creeping past the frame at the head and sides? The external metal angle beads are rusting and the render is degrading so: What you are going to have to do is to hack off about 150mm back from the angle beads - both jambs and head. remove the jambs and head...

    Measuring french door aperture

OP, none of what you say adds up - why would someone whose supposed to be a "builder" send you off willy nilly to order "a door"? What kind of door, what size door, what material etc etc? Any self-employed carrying on like that would soon be unemployed.

Barthy or do you prefer the more dramatic "Me DIY" as a username? Good call actually! As your only a beginner, beginning to learn DIY I'm so sorry that you feel upset when I tried to help you out - after all this is part of what the forum is about: the knowledgeable helping the weak, dont you think.

Damp issue in Victorian basement flat - please help!

OP, Lots of questions you were asked above by sxturbo but still no answers. According to the pic you are in a ground floor flat. As above, you have extensive rising damp, and maybe some penetrating damp. You will have to knock off & replace certain amounts of outside render - maybe all of it...

    Into Flashing?

ask mods to move your post to the roofing forum. By & large, there's not much wrong so why not wait and see how you go on for leaks etc? Go up into the loft now and again to check. The flashing should have been wider to go completely over the last tile roll it half covers. At the bottom the...

Damp issue in Victorian basement flat - please help!

The DPM means damp proof membrane - its a wide sheet of plastic that typically goes under a concrete pour. A DPC means a damp proof course - its a roll of black plastic that goes in walls. If you are in a basement or semi-basement then installing a low level plastic or chemical DPC is typically...

Chimney leaking - dripping from DPC into loft?

I'm not criticising but telling you straight that from what you've said & shown - and from what i can make out, that not much makes sense for a 1990's build? Ditch the roofer & try and find yourself a professional roofer who, as above, understands leadwork and presents you with before and after...

Lintel Hunting - 1930's Builders Opening

You could take your measurement to Jewson's or similar building supplier and use what they recom. Best is always 150mm per side bearing but in your case you could cut that to 100mm to 75mm per bearing.

    Leaking roof around chimney stack

The stack shows eight flues - four per side. Thats a lot of penetrations through the flaunching - could be that there's hardly any flaunching left with badly fitted pots - there's no sign of a projecting flag or similar to throw water off the flaunching - a pic is needed of the top of the stack...

    Leaking roof around chimney stack

Chimneys are traditional and add homeliness & value to a house. Chimney breasts set off a room - people remove them and find themselves sitting in a box. The last few years have seen the installation of over one million wood burners or solid fuel arrangements using chimney flues - plus all the...

Chimney leaking - dripping from DPC into loft?

I cant clearly make out whats going on in your pic but I can see some possibly serious issues with wood rot. From what I can see its doesn't seem that your sketch matches the actual back gutter - they are not the same? If you've been going up on the roof then why not go back & take some pics -...

Damp issue in Victorian basement flat - please help!

I've not read all the above but a two pee's worth suggestion would be to remove a length of skirting, and you might see a bit of flopped up DPM - that would save you hacking up any floor.

    Rising damp

A bitumen DPC squeeze out can be seen one and a half courses above ground level. You've got a solid wall with the brickwork/pointing in poor condition, & a previous attempt to deal with damp by using a bitumen paint. Is the inside floor solid? Is the inside floor level higher than the ground...
