    Concrete subfloor question

Thanks mate, your help is appreciated and all taken on board. Some good places for me to start although I will be getting someone in as my DIY skills don't stretch beyond a bit of painting. Cheers.

    Concrete subfloor question

Thanks @JobAndKnock all great advise. The whole house has previously had bodgey repairs so this is just another thing for the list! This room is next so I'll address the floor properly, just hoped it wasn't something that needed addressing straight away and turn into a big job. I had a CCTV...

    Concrete subfloor question

Thanks for the reply @JobAndKnock I think the floor is concrete foundations then a 2 inch layer of screed. Thanks for the points on DPM. The adjoining lounge next to this room has the same concrete subfloor but a blue DPM can be seen around the edges. Same for the front room. The kitchen maybe...

    Concrete subfloor question

Hi, novice here. Just bought a house and the kitchen floor has a sandy mix at the edges. This sandy material is damp in places. It's the gap between the external wall (conservatory on other side) and kitchen. The concrete subfloor is about 2 inches thick, then I think it is solid concrete under...

I think you guys are on the wind up! Cheers for the thoughts anyway

To Bitumen or not to Bitumen

Thanks both. Can I ask why not, as it seems to be on the majority of Victorian houses in my area? Just to answer your questions @tell80 incase it reveals a problem. 1. Yes, solid walls. 2. DPC advised to be 2 course from ground level and where the efflorescence stops so makes sense? 3. Air...

To Bitumen or not to Bitumen

I am having some work done to lower the ground height around my house and have filled the old air bricks in (white bricks on photo) as my internal floors are concrete with a DPM. My question is should I Bitumen over the lower 2 courses of bricks (once the weather improves and the brick work...

    Concrete floors and cavity

Thanks again @Mr Chibs My plan is to brick up the air vents, drop the ground height to prevent breaching the slate DPC and ventilate as much as possible. Thanks all for the advice, you have put my mind at ease.

    Concrete floors and cavity

I don't think so but have been told on here before that eleven inch walls can be cavity walls, even in my old (1907ish) house. I'll be asking my brickie to do a bit of investigation next week.

    Concrete floors and cavity

Update. Just to quickly revive this thread, I've had a brickie come and inspect the air bricks with an endoscope and they are only 2 brick widths deep. It is then the DPM and hitting the concrete subfloor. Inside is a solid concrete floor and a second DPM stood up around the skirting boards...

    Another question about damp.....

Thanks @tell80 Hopefully the pic I have taken will add to my explanation. Its too dark for outside pics but the kitchen, you can see through through arch is of the same brick construction and likely an original part if the house. Above this area is a bedroom so the roof meets the house a lot...

    Another question about damp.....

@JohnD belive it or not I was dealing with a leaking toilet last night (nowhere near these damp patches). No water pipes near this wall, in fact I believe they run under the floor on the opposite wall and there is no evidence of damp. A bedroom is above this wall. No other damp in the house. I...

    Another question about damp.....

Oh and it's concrete sub floor. Laminate boards on top.

    Another question about damp.....

Yeah cheers Harry, very possibly. The plaster underneath shows no signs of being sealed but wallpapered on top, probably rather hastily for the flood damage repairs. This room had some water ingress as its lower than the ground height on the opposite wall. The lining paper definitely goes below...

    Another question about damp.....

Yeah Harry, the house was redecorated but this whole area was flooded in the Christmas 2020 floods so maybe part of the source? Tell80, thanks for those steps. I am off next week and will investigate more. Interestingly I have peeled the wallpaper off where the staining is and the plaster...

    Another question about damp.....

Thanks for the reply @tell80. Yes, you're right, lots of similar damp problems on the threads but the fact that it is on a stub wall was harder to find. To answer your questions; Yes, this was likely the old external wall but this extension is 30 years old, as i recently spoke to the old...
