    Replacing wall with sleepers

Not sure, it is a garage, the "wall" construction is OSB with a cavity.

    Replacing wall with sleepers

Hi, I want to replace this little wall with sleepers which will sit level (or just above) the grass so it is easier to get things in and out of that PVC door as well as looking nicer imo. Do I need to worry about drainage? When it rains will water seep under the sleepers and "flood" the lower...

Chimney stack repair or take down

Having a new roof done and they have found the bricks/mortar on at least one of the sides has basically turned to powder. That right hand corner you can see in the photo is also loose. The other side of the stack *seems* solid but render has blown in patches all the way around. The second shot...

Outside security light - junction box inside or outside?

Thank you, I wasn't sure if I'd missed something or got something wrong.

Outside security light - junction box inside or outside?

I want to install a PIR security light on a garage, the light comes with around 700mm of outside rated cable. Which would you do: 1) Fit an IP rated junction box on the outside wall, rear fed with T&E from the existing garage lighting circuit and then connect the light with a gland etc to keep...

Best practice to add socket and light to understairs cupboard

Good point, the alarm circuit is indeed not on the RCD protected side of the CU. It is on the other side with the upstairs/downstairs lighting and...outdoor sockets. However the outdoor sockets are RCD sockets so not sure if that met the requirements at the time?

Best practice to add socket and light to understairs cupboard

Hello, I wish to add a double socket and light to the understairs cupboard. The CU is also in the cupboard. There is redundant 6A MCB with twin and earth attached from where I removed an old alarm system. There is also easy rear access to a hallway socket which I believe is directly on the...

Options for rainwater discharging straight into drive

Thank you for the reply, yes those two downpipes do everything. The back, bit awkward due to window placement etc. We are everything to the right of the pitched roof extension. The road doesn't have any pavement.

Options for rainwater discharging straight into drive

There is a downpipe on either side of the front of the garage. One goes into a little gravel area and the other goes onto the driveway :( Not decided on the best way to deal with that either. I was thinking it might be possible to move one downpipe to the rear of the garage and dig a small...

Options for rainwater discharging straight into drive

Apologies if this is not in the right section, other drainage threads seemed to be dotted around all over the place. We have recently moved into a house where one of the downpipes discharges onto the drive. The drive is sloped away from the house so we don't get any damp and all the water runs...

    Low mains water flow stumped!

Had a new main moled in. They said there was a section of galvanised and copper just before the water meter. As you'd expect, issues all sorted now, can flush the toilet whilst having a shower and not even notice.

    Low mains water flow stumped!

Around 20m, I used one of those calculators before the flow should be about 20LPM so somewhere there must be a large restriction. When I moved in the stop tap by the meter had moved so it was pushed right up against the side of the pit so the tap couldn't be rotated, the water board came out...

    Low mains water flow stumped!

Had the water board round and they have 3 bar of static pressure at the meter (same as what i've got internally) and over 25L flow rate. They also measured my garden tap at around 7LPM which is the same figure I came to. Also lifted some floorboards to find the black poly pipe does exit the...

    Low mains water flow stumped!

Connecting couplers for what though? Old lead to new plastic ? I am in the middle of a town but at a high elevation relative to the surrounding area.

    Low mains water flow stumped!

Water board sending someone out in a couple weeks, I guess the only thing I can see if they can rule out is the grit in the meter. Seems unlikely but worth doing I think before I start with the disruption and expense of laying a new supply/digging. When you say corroded coupler do you mean...

    Low mains water flow stumped!

More pressure/flow readings: Flow from garden tap - 6.5LPM Flow from garden tap when toilet is refilling - 4.75LPM Flow from garden tap when kitchen tap is on - 4.75LPM Pressure always measured at garden tap: Garden tap only - 3 bar When kitchen tap is on - 2 bar When downstairs sink is on - 1...

    Low mains water flow stumped!

That must have been very frustrating for you, but interesting to know. I did think that there could be a restriction in the meter as the water board removed it to do their flow test. I also know next door have changed their supply pipe (prior to us moving in) so there has been the opportunity...

    Low mains water flow stumped!

Hello, Since moving into a different house we have had an issue with the mains water low flow which is so bad the shower running off combi boiler will turn to a trickle if anything else is using water e.g. toilet cistern, washing machine etc. I also can barely use my pressure washer as the...
