This has been an eye opener as without this advice I was about to have spent up to £9000 stripping out a balcony floor , etc. The roofers did not give any credibility to the notion it could be to do with the wall and coping

Are trays the same as a DPM ?? Sorry if my ignorance is irritating

Ok … so it appears I need a builder to check if there is a DPM within the balcony wall, deal with mortar issues , especially at mitred internal corner, Check condition of vents in brickwork and possibly replace coping stones to allow more overhang . Remove railing to check how they are fitted...

Does this site allow for recommendations for tradespeople to help fix this problem along the lines discussed in this thread? I live in Staffordshire

By the way , I have no desire to try to do it myself from u tube. Tradespeople are deserving of payment for their special field of expertise … it’s just finding the right person that is the difficulty for a retired lady with no knowledge.

I have also taken more photos of damp ceiling and the ceiling light that had the water dripping through in the first instance, but hasn’t dripped since, despite the damp recurring after redecorating with damp seal paint after first little repairs we made. I also show the outside of the area...

I am so pleased I found this site … restored my faith that there are people who want to help without money being the sole motivation.

You can see some attempts to fix by applying a coating to drain away and a little bit of diy pointing. Would some outside shots of black marks and moss outbound that area help ?

Thank you so much for the reply. The balcony is about 20 years old and has a thin layer of gritty tarmac like stuff applied. The run off has been looked at around the sides , but one builder suggested changing the guttering to reduce the water being deposited there from parts of the roof...

The damp is mostly above the window - it is across part of ceiling , coving and wall bedside window and a little underneath window with the sill expanding and splitting due to damp.

We have a substantial problem of damp coming from balcony above. Initially , water actually dripped from light fitting in that area. Subsequently, builders have disagreed over cause, but all wanting to replace or treat the surface. None can identify leak, with all agreeing it looks sound...
