Mixer tap cartridge disintegrated during removal

Is it possible that this is a non removable cartridge? Ive broken off some of the sides of it, got past a rubber ring, and now it seems to get wider than the metal enclosure.

Mixer tap cartridge disintegrated during removal

I’m attempting to replace a mixer tap cartridge, but it has disintegrated during removal. I’m left with the plastic outer body stuck in the tap. Any ideas how I might be able to remove this? I’m not sure if I’m supposed to turn it, or pull it. Neither seems to be working. Thank you!

Rotating toilet soil pipe exit to other direction

We’re thinking of having the door to our extension in the blue shaded area - which passes through the existing SVP. How easy is it to rotate the exit pipes for the two toilets to go the other direction to join to a relocated SVP (proposed pipes shown in red). Could this work all be done...

    Dodgy roof abutment flashing

@ree any suggestions on how to make that light fitting safe? There are other spotlights in that room from the same switch and we would like to keep those working, even if this one has to be removed for now. We are unsure when the roof leak might be fixed - this flat is leasehold, and the...

Maximum extension under PD for this plan

For the permitted development option you can submit an application for a lawful development certificate. This will at least get you (or not) the paperwork that will allow you to build without fear of breaking the rules. Or you could try applying for full planning permission. Is there a reason...

    Dodgy roof abutment flashing

Thanks for the detailed response. I’m attaching two photos of the ceiling so you can see the sort of damage we’re getting. Also one from the wall outside. The outside wall looks pretty soaked, so I wonder if the down pipes are faulty too.

    Dodgy roof abutment flashing

I've attached the photos - thanks for pointing that out.

    Dodgy roof abutment flashing

We have water coming into the room below the roof on the sides of the room when it rains. I'm unable to climb onto the roof to take a closer look as it is too high and I don't have access from below. I've taken a look at the roof from the window above and the flashing looks a bit suspicious -...

Maximum extension under PD for this plan

I think for a single story rear permitted development extension on a detached house you are limited to 4m (unless you apply for prior approval). If you go to two stories I believe the limit is 3m for the whole extension. I'm pretty sure you can extend behind the kitchen, but I'm unsure if you...

Unventilated cold roof - add tile vents

We have planned an unventilated pitched root which at the top will join to a flat warm roof. For the unventilated pitched roof (as in the detail attached), would it be a good idea to add in some tile vents just to make sure there is a bit of extra air flow in there? Thank you

Position of VCL - warm flat vs warm pitched

It looks like adding down lights to a pitched roof is therefore much more problematic than a flat roof as you’d be piercing the VCL for the electrics/lights. Even if you try to use sealed fittings I’m guessing it would be as fully sealed as you could get with a flat roof?

Position of VCL - warm flat vs warm pitched

Hello. When I look at construction details for warm flat roofs I see the VCL is placed above the joists. However for a warm pitched roof the VCL is placed below the rafters. For example see the attached image from...

Building regs full plans - changes during build

Our design company is doing building regs full plans drawings. Once approved by BC how closely to these plans does the builder need to stick? Can materials or the build be altered at build time (presumably with approval of the approved inspector) - or is this something that the inspectors would...

Planning permission refusal during party wall process

Thanks for the answers! @Murdochcat this is a forward thinking question. The party wall process hasn’t yet started. I was surprised I couldn’t find the answer to this question anywhere as I’m sure this situation must happen a lot.

Planning permission refusal during party wall process

This would be the party wall process for excavations within 3m of the neighbours foundations - and to a greater depth than their foundations. I understand a lot of people will kick the party wall process off simultaneous to the planning process to avoid delaying the build later on. But I’m...

Planning permission refusal during party wall process

Hello, if the party wall process has been started before planning permission has been granted, and then planning permission is refused, is there an easy mechanism to end the party wall process? The party wall act doesn’t seem to have much on cancellation. Then if following refusal a new...

Crown roof - warm or cold better?

@noseall thanks for the info and photos :) Is it a warm roof on the pitched part as well? I see the insulation on the flat part is below the level of the rafters. Did you then get insulation boards over the top of those rafters? Thanks!
