    @wessex101 this is the JCT intermediate building contract with contractors design. It lists this type of insurance in Option C (which is the only applicable option for an extension). A and B are for new builds.

    Is it possible that this is a non removable cartridge? Ive broken off some of the sides of it, got past a rubber ring, and now it seems to get wider than the metal enclosure.

    I’m attempting to replace a mixer tap cartridge, but it has disintegrated during removal. I’m left with the plastic outer body stuck in the tap. Any ideas how I might be able to remove this? I’m not sure if I’m supposed to turn it, or pull it. Neither seems to be working. Thank you!

    For the permitted development option you can submit an application for a lawful development certificate. This will at least get you (or not) the paperwork that will allow you to build without fear of breaking the rules. Or you could try applying for full planning permission. Is there a reason...

    Position of VCL - warm flat vs warm pitched

    It looks like adding down lights to a pitched roof is therefore much more problematic than a flat roof as you’d be piercing the VCL for the electrics/lights. Even if you try to use sealed fittings I’m guessing it would be as fully sealed as you could get with a flat roof?
