    So I've fixed it following advice from a neighbour......I've put a 2p piece on the fill valve which seems to be just enough weight. It has been filling up without fail for the past week. Just a temporary fix for now but it has done the job

    Ah OK gotcha. Yes the downstairs loo has that short delay, but the one I have the problem with sometimes doesn't fill up at all

    Yes it's definitely the fill valve (I now know what it's called, thanks!) I just did a couple of flushes until it wouldn't flush any more, and it didn't refill. Does the whole valve need to be replaced, or can I take out the part I've circled and clean/replace it?

    I hadn't heard of that before. So it only tops up the cistern when it needs to, rather than after every flush?

    Hi all. This forum recently helped me replace a lock for the first time, now I'm hoping to turn my hand to a bit of plumbing. The joys of buying your first house! The toilet flushes fine, but frequently fails to fill up again. If I fiddle about with the part circled in the photo it'll fill up...

    Mortice deadlock - no key!!!

    It was! I found one that looked exactly the same in Screwfix but I wasn't sure about the measurements, so I took the old lock with me and did a quick comparison and it was a perfect match. The new lock was fitted earlier today, the door is all secure again :) Thanks everyone for your help

    It's finally out, thanks all for the advice. Had to take the door handles off and then it just slid out. It's definitely a Union, just trying to locate the same model online

    We thought the same, all the other locks were changed immediately. The locksmith that changed all those for us said the garage door would be cheaper to do ourselves, I suspect he just couldn't be bothered to do it!

    We can open the door fortunately. The vendors told us all the keys for the property were left with the estate agent. They left the house in a terrible state, to the point they even left dirty cat litter and dirty nappies plus two car loads of their possessions for us to dispose of. We aren't...

    I've just bought a house with an internal door in to the garage. The previous owners didn't leave a key for this door, is there any way to get the lock out without a key or is this a job only a locksmith can do?
