What's causing this efflorescence on internal chimney stack?

It was sealed a long time ago, probably at least 10 years+ and only lived in the house for 2 years so no idea. No bottom vent fixed and radiator in front of the old fireplace opening but no issues at all on the chimney stack apart from these salts. The bricks were completely white with salts...

What's causing this efflorescence on internal chimney stack?

In 2023 I had a chimney leak where the chimney stack below the roof line was getting extremely damp to about 1/3rd of the way down the stack below the roof line. In Jan 2024 we had the chimney sorted; all new lead, chimney pots and cowl all checked, new concrete flaunching and all mortar...

Wrong headlap on low pitch roof

Just had a small extension roof redone, pitch of the roof is 19-20 degrees. They have only done a 70-80mm headlap on each tile instead of the recommended 100mm for the pitch. Will this cause issues and should I get them back to re-do at correct headlap? Luckily haven't paid a penny yet. Roof is...

Marley tiles on 20 degrees pitch

So had the roof redone, pitch of the roof is 19-20 degrees. They have only done a 70-80mm headlap on each tile instead of the recommended 100mm for the pitch. Will this cause issues and should I get them back to re-do at correct headlap? Luckily haven't paid a penny yet. Roof is 3.5m long and 3m...

Marley tiles on 20 degrees pitch

How much would be reasonable for a roofer to charge for a 11m2 small roof? No scaffolding required, rip off tiles, battons and membrane and re-lay it all with new Marley tiles, no skip. Got a few quotes and intrigued to see what people think.

Marley tiles on 20 degrees pitch

Looking to get a single storey kitchen extension re-roofed as reaching end of life. Roof pitch is 19 degrees and Marley state the modern or edgemire tile can go down to 17.5 degrees with 100mm headlap but is it wise to do it or am I better off with reclaimed welsh slate? Only issue with slate is...

    New roof chimney leaking advice

Good point, will get him to check this for sure. I'm hoping they wouldn't be daft enough to not mortar the lead underneath!

    New roof chimney leaking advice

    New roof chimney leaking advice

Noticed that this top slate does not have a step flashing under neath and uses the one from the slate under, would this be enough to cause a leak in heavy rain or not really?

    New roof chimney leaking advice

Just had the roof redone, slate taken off, a new membrane put down and slate put back down again. New lead on both chimneys and was all finished 25th January so had a fair few rain showers since and no leaks i'm aware of. However, just had a very heavy rainfall with some snow/sleet and have a...

Leak under dormer window on new roof.

But would a tray stop a leak coming from above it? Like in the picture, if water was coming down the right hand felt it bypasses the tray surely by getting behind it? I don't believe the leak is originating around the cill but somewhere above and tracking down behind the cladding. I think the...

Leak under dormer window on new roof.

I can definitely say there isn't a lead tray but the previous dormer didn't either and had no issues. The cill is fully sealed all the way round and underneath so surely no water can leak under? And wouldn't water just get under the lead if the water is leaking down the inside of the cladding...

Leak under dormer window on new roof.

They have been this morning and sealed round the trim and underneath the window cill but as you said, not convinced that will do much. Will check the leak again when it rains and if still there will get them to remove the bottom board and do as you say with the lead. I know from feeling under...

Leak under dormer window on new roof.

So the damp patch is at the far right side of the cill, I've highlighted it in the pictures on the first post. It's the hole under the dormer window, the membrane carries on up to the top of the cill and lead covering the top of that, then the cladding under the cill. Our last dormer didn't...
