    New floor with insulation

Hi I'm renovating a 1930s property. All ground floor floors are suspended timber except the kitchen which is (was) concrete. I have just dug this floor up to lay a new insulated floor (I will be insulating under the suspended floors too). My initial thought was to put down a damp proof membrane...

Bends and joins in cloakroom drainage

No chopping required. The builders took out the necessary brickwork and put a lintel in for the concealed cistern. The new stack will fit in that cavity.

Bends and joins in cloakroom drainage

Got to go buy the parts today, but advice still welcome. I just checked the building regs, part H 2.20 Pipes should also be laid in straight lines where practicable but may be laid in slight curves if these can still be cleared of blockages. Any bends should be limited to positions in or...

Bends and joins in cloakroom drainage

Hi all I'm looking for some advice when replumbing my (ground floor) cloakroom. The room is very limited for space and was part of a larger extension. In the end the builder left the cloakroom unfinished, for various reasons. I am now ripping the existing T+G floor up to put down a plywood base...

are crossbattens stronger than running battens along joist

Oh as an extra - you probably should have 8 or 9 inches of insulation in your loft - so you probably want your floor level at least this high off your ceiling and if you haven't got this much insulation then maybe it's worth putting it in before you put your boards down. Phil

are crossbattens stronger than running battens along joist

I just had a similar dilemma - my ceiling joists are 3x2 and I wanted to board for storage. I spoke to a joiner I know and he said definitely to put the new timber in the same direction as the old. Screw and glue is best. Then add Noggins for strength in the other direction. Basically...

    house centreline joist

Thanks for all the advice everyone In the end I raised the new joists above the binder. Mostly because I thought that disturbing the binder would probably crack the ceiling below, even if it wasn't necessary. This also had the advantage that the new joists are now totally independent of the...

    house centreline joist

Cheers Freddy That is what I thought I would have to do, but it knocks another 100 mm from the already limited head room. Just to reiterate, the location of the binder is above our hall (bungalow), which runs nearly 8 m and is 1.2 m wide. So the span of the ceiling joists is 1.2 m, the span...

    house centreline joist

Thanks Gerald So I googled about ceiling binders. Found this page http://www.haringey.gov.uk/note09_-_ceilings_and_flat_roofs.pdf. My ceiling binder has a clear span of 9 metres. Obviously way off scale on the chart on that page. Could I replace it with two binders below the purlins...

    house centreline joist

Hi All I am about to board my loft - but have hit a snag and wanted some advice. My plan was to run new 150 mm joists parallel to the current ceiling joists. The roof is a trad roof, with purlins from the 60s. The existing ceiling joists are 75 mm. The span of the new joists will be about...

    drain gulley in conservatory

Thanks for the info. I'd never heard of stub stacks. Moving the drain inside isn't an easy option as we have solid concrete floors and if this drain is similar to another one that I moved then it'll be about 3 ft deep which makes it much more than a weekend job. If needs be I can box most of it...

    drain gulley in conservatory

Hi I'm looking for some advice about a covering/sealing a drain gulley (U-bend which then goes into the underground drains) that is inside my conservatory as shown below- please don't mock the plumbing it is on my to do list :? The gulley takes all the house's grey water (Kitchen sink...

wood worm and wet rot in loft

Cheers for all the input guys. When the insulation fitters come round I'll probably ask them to leave that section bare. I'll have a good hoover up there, then come May I'll know the score. Cheers Phil

wood worm and wet rot in loft

Hey, sorry I haven't checked back for a while. Yes that one beam is absolutely full of flight holes, however, neighbouring beams are hardly touched. You may be able to see that the beam edge to bottom of the photo is rough. I wondered if this was actually the very surface of a log where it...

wood worm and wet rot in loft

Sorry Masona, I guess it's not obvious from the photo, you also obviously didn't know how old it was. A friend recommended that I paint it to cover the holes then see if new ones appear after the flight season. If I slosh a load of white emulsion over the wood then find new holes appear and...
