    I'll try and chase the pipes from the cylinder to the boiler and see if I can see a leak. I think it goes straight down then across the ceiling of the garage into the boiler. So maybe between the false roof in the garage but that doesn't seem to be getting wet

    No I just have the hot water on constant on the program so comes on when needed. Thanks very much for all your help.

    There's isn't any taps left on anywhere. I'm not sure about a leak as the boiler doesn't kick in for hot water until I been running the taps for a bit. Could the cylinder have air in it do you think which may stop it filling up all the way.

    It's a mixer tap with shower. Other taps are fine. The bath gets red hot but just not enough hot water to fill it. Gets around a quarter full then goes cold. Was one until this little leak. Would it have something to do with the cold water tank level been an inch lower ? Just seems very strange...

    It's set at 65. Not sure of how long the boiler runs for to be honest sorry. No it's not overflowing it now stops around an inch below the overflow pipe
