    Thanks for your response denso. Yes, the Full length of the joists is approx 4m between the inside edges of supporting walls at each end. If I don't double board the ceiling, the load will be about 15Kg/m2, will the joists support this weight OK?. Any idea where I can get a copy of your tables!?

    :) Cleaned the pressure switch with boiling water, as suggested, and ensured that the outlet was clear of blockages. while machine was out, I took the opportunity to fix the outlet pipe as high as possible ( to avoid syphoning ). Washing like a dream now. Thatnks sleepyhead for your time.
