Tracing a suspect pipe path and finding a leak

Doggit, you're right in saying that water may still be able to bypass the concrete getting under it, then behind and above it, but surely by having concrete I am protecting the clay from getting washed away from fast water coming down the hill? I'm also thinking what John said earlier that...

Tracing a suspect pipe path and finding a leak

I did get a ground worker and they said there's most likely a hole/gap somewhere along the footing stones that's letting the water in and all I need to do is what's been said before - concrete and seal with some form of damp-proof membrane.

Tracing a suspect pipe path and finding a leak

The problem is doggit that I don't really know how long this issue has been on-going. It could have been only a few years or longer. What I do know is that water standing against clay which is supporting the foundation can't be good for the property....especially if the clay has gone so soft...

Tracing a suspect pipe path and finding a leak

John - I agree, water will always be there, that's why since I can't drain it away, at least I can try to reduce the amount coming through. Doggit - Thanks. My goal is to seal the house as best as I can to reduce or stop the amount coming through. You've recommended the slurry and concrete on...

Tracing a suspect pipe path and finding a leak

John, sorry I forgot to ask, whom are you referring to as "more experienced members" ??? Also I thought I'd update you a little. I spoke to the tech guys at http://www.kabuildingproducts.co.uk/ These guys are extremely helpful. The person has had a look at the photos of the cellar and the...

Tracing a suspect pipe path and finding a leak

To be honest, since you've told me there is a risk of movement of foundation stones due to no support from surrounding soil, I want to now close it off ASAP. Does this mean I shouldn't concrete the foundation stones at all? If not, how else can I protect them? I am eager to get this done...

Tracing a suspect pipe path and finding a leak

Thanks John and Doggit. I totally agree with you both. So for safety my aim now should be to quickly close up the Trench. But I would be grateful if you could tell me before I close it up, what do I do on the outside? Do I concrete the foundations or something else or do I leave them as is...

Tracing a suspect pipe path and finding a leak

The building has been around since the mid 30's. I could be totally wrong, but my concern is that the water has softened the clay under the foundation stones. Being an old house, I can't tell if it even has DPC. What does it look like? I have a couple of questions:- 1. Since a trench has...

Tracing a suspect pipe path and finding a leak

Thanks for your reply Doggit. Yes, you're right. It's definitely rain water which seems to have found an entry under the footing stones, but there is no where for me to divert it as foundation stones are much lower than the driveway or even the street/road. Also I don't know if you can see...

Tracing a suspect pipe path and finding a leak

Hello guys. I know it's been a while, but there's been a lot going on. The basement wall, where I suspect water is entering.....I decided to dig another 3 inspection holes along it, going higher up. The one you've seen previously was right at the bottom of the basement corner. It seems the...

Tracing a suspect pipe path and finding a leak

Thanks dilalio, ian and nige f. The airbrick and boiler drainage pipe go to outside over the driveway. The dye/cctv has been tried and any issues dealt with by the water company. Rather than call the building insurance, I have called some drainage guys today. They plan to dig to the footing...

Tracing a suspect pipe path and finding a leak

Thanks Doggit and Dilalio for the help and links. 1. I'll take the risk. 2. I don't mind making the holes. Wickes are selling a standard 110mm underground drain pipe for £9.99. It's similar to THIS. 3. Since the cellar is next to a sloping driveway, the ground touching it starts off 1mtr...

Tracing a suspect pipe path and finding a leak

Thanks doggit. Couple of things... 1. If you remember, I did some paving a while back and I have a weed killer fabric which I planned to use under the paving, but you advised it won't do anything. So I never bothered. Could I use this as a permeable membrane??? 2. I can't find a supplier...

Tracing a suspect pipe path and finding a leak

That's right Ian, the DYE don't lie, but that gully has already been replaced and the dye is no longer coming through. I've already tested several other locations, but so far no further dye coming out. To me the gullys are no longer the issue.

Tracing a suspect pipe path and finding a leak

Doggit, my apologies as I didn't notice the blue link. I have looked at the pavingexpert website, but it's way above my head and also I still am unsure whether your saying dig around the whole house or just the area where the problem is. If it's the whole house then being honest, that's not...

Tracing a suspect pipe path and finding a leak

Dillalio - Thanks for the 3D model compliment :). As a test to see if water is entering from higher up the ground, I knocked through another inspection hole in the cellar floor - Other than the soil being a little damp which is expected, it's otherwise dry. To me this means two things:- 1...

Tracing a suspect pipe path and finding a leak

Thanks very much for all your advice guys. I don't know what I'd do without your support. Before I go for the pump option, I want to eliminate every possibility and your expert advise is crucial. I think you guys are right that the water is finding it's way down a hill/driveway at the side of...
