boilermat 2 leaking... HELP

were moving into a house, and i see the bm2 has a small leak at the base, pretty worrying.
is my house going to get flooded
the central heating i know has been off for 5 months, its on now. the house was empty
i know nothing about central heating, and the boiler is probably 11 years old, when the house was built

extremely rare to have the base leaking. ive never seen it and ive got hundreds of the buggers near me. they are very well put together.

are you certain the leak is not dripping down from higher up? if its the base then its had it.

is it likely to go boom over night? and flood the house

we are moving in tomorrow, we just visited today

the leak is on the right just past the wires

hmm, ill be honest that pic looks like bad news. there is nothing i can think of above that that would be leaking so it could be the base after all.

thanks for the vote of confidence yes im fully ripped off member of crufts (corgi, not that it matters in this instance)

i would certainly recommend you get someone to look at it properly to confirm the problem. let us know the outcome as im vaguely interested if the base is leaking.

hi, well were in the house, the leak has dried up to almost nothing, the British gas engineer has been out and says its not good as there is rust around that point. He says he thinks why it has stopped now the heating is on is due to the metal slightly expanding and closing the gap where the small leak came from.
We took out HomeCare before we moved in hoping this would help us with any problems, but as we told the BG guy there was a small leak there, they couldnt take us on, he said if you didnt tell me about the leak , i wouldnt have seen it, then would have been covered.

Were going to replace the boiler and BM2 with a combi probably (BG man recommended a Worcester or Valliant). As its near xmas, only BG will be able to get it done in time, even if they do charge over the odds, i dont think this can wait.

Phoned gledhill really for a bit of reassurance, they said as its not pressurised its unlikely to burst, and it shouldnt really be turned off at all, designed to be kept on. He wasnt saying thats why it leaked. he said a plumber really needs to look at it, which i knew

Have seen 2 leak, pretty sure one was exactly this model, where there was a lot of corrosion due to inadequate inhibitor being put in from new. There's a lot of water in there and it's common for there not to be high enough elixir concentration.

BM2's are awful rust buckets from all the ones I've seen.

Best get it out and replaced asap.

I always change to a small unvented cylinder and a normal 'Y' or 'S' plan

got a nice worcester combi now installed, no hw cylinder so a nice big airing cupboard now

i must be lucky then....ill get 3 of them tomorrow.

my mate is happy with his bm2. 6 years- one pump board, one stuck ballvalve and a leaking mixer valve.
