Condensation

Hi,
We are renting are a 2 bed end of terrace house. Probably built mid 90s.

Tenants moved out last year. We redecorated during the summer, and because the wooden roof facias were rotten had them replaced with PVC.

New tenants moved in last September. In october we were notified they were having a condensation problem. The majority of it seems to be on the interior window lintels, but its also on the bathroom ceiling. Condensation and also mould has also appeared downstairs on the interior plaster of the outside wall doors.

We've never had this problem in the house before.

We thought it was something to do with the new facias but when I check them on the inside they are bone dry. There is lots of air blowing thru the attic as the facias have upper vents.
So they changes in the house are:
1. New tenants
2. New facias
3. Cleared the attic out.

Tenants have assured us they keep the heating on and are not drying clothes in the house.

One thought I had was the window lintels are metal and are opposite the facia vents. The outside air is blowing directly onto it. Could this be making it colder than it was before?

Anyone have any ideas please before I call the damp experts in?

Tell me about the extractor fan. How powerful is it, and when is it (really) used?

Show us pics of the external walls, including the roof, gutters and downpipes.

Does it have weep vents? Are they clear, not obstructed?

Tape a bit of foil to the wall and see which side of it gets wet. If it's from the wall side then you've got a penentrating damp issue.
