The leak appears to be coming from the shared back gutter, & presenting lower down - pics of the stack and its flashing would help if you want help with the cause of the leaking - given the historic streaking on the loft chimney breast its had leaks over a period?
The rotten purlin will be an obvious red flag to a surveyor (the checks are possibly irrelevant) - getting the rotten purlin fixed could be expensive - & may involve the neighbours - so you might be best advised to offer the property as is no matter surveyors reports or buyers observations?
Thanks, given very minimal damage to purlin and right at the end of the span, am assuming it’s either fine left to dry or can have some other in situ repair.
Chimney flashing re-done about 15 years ago, cost split with neighbour who’s very cooperative, was about £1500. Guess somethings shifted up there since. All the brickwork staining etc is from before that.
