Flat roof or low pitch tiled - advice please

I have a semi-detached house and want to build a single storey rear extension (4m x 3.6m). My neighbours have built an extension on the boundary line and there is a slight overhang of their tiles & sarking on my side and there roof is approx 12 degree pitch with 2 velux windows (their extension is 6.5m x 3.75m).

My question is would you join on to their roof using the same Redland Roman tiles and very low pitch - and can I risk one velux or

do I go for a flat roof and a flat roof window or bubble?

My biggest concerns are warmth, leaking and maintenance. Any advice gratefully received.
