Hearth Floor Damp Patch

Hi Folks, I just removed the carpet in the living room of our new home to find a damp patch adjacent to the hearth and stove under the chimney. Its quite localised and underneath the floor isnt damp either. However, it looks to have been damp for a long time since the ends of the floor boards are very rotten indeed and the damp concrete plinth is salty.

Unaware of this we had the same Chimney in question repointed which may account for the water ingress previously. Maybe, maybe not. No sign of water anywhere else, which again is a bit odd.

Anyone got any ideas? Photo's attached.

Use the search facility to search for "fender walls".

The joist in question is trimming the fender wall and is probably unprotected by any DPC barrier from contact with damp soil or brickwork.

Check there are no pipes or cables below and cut back, and replace, the damaged T&G boards.

If the joist is fungal damaged then the damage must be cut out (sometimes, the whole joist has to go) and chemically treated, then A DPC/membrane barrier must be inserted.
