I have a cottage that was rendered c. 1970 and the render was first painted in 1999. I am now beginning to see some damp penetration of the render, so am planning to repair any cracks and then repaint the property. I am not sure whether to use a waterproofing after repainting (Such as Cementone Water Seal), or whether I can find an exterior paint that will both paint and waterproof at the same time.

Can anyone offer me any advice, please?

A quality water masonary paint will be pretty good but the next spec up would be to use a solvent based one like pliolite. Its more flexible and more resistant to water.

You've guessed it though.... its also more expensive.
