Rough costing got 6x6m garage

Good Morning all,

Anyone able to give me a rough cost to build a 6.4 x 6.4m detached garage with apex roof.

1) using 225m single block work with external render finish
2) apex roof using Marley cheap large grey tiles
3) Floor slab is 150mm deep with a252 steel mesh reinforcements
4) using 3 catnic lintels one above window, one above side door and on above large front garage door.

I was hoping around 10k, that's with electric etc all sorted as well fully finished. But I could be way of the mark.

If you're doing the work yourself then it sounds pretty reasonable.
A comment I'd have is if you shrink it ever so slightly so the internal floor area is less than 30m² then you needn't apply for building regs. Of course it can be useful to have the reassurance anyway, but personally I'd avoid the cost.

Cheers for the reply. I had plans drawn up and building regs have passed it off with the details above, they will still need to inspect it as I go on.

I have quotes for 11-12k for basic build.

That's without rendering , scaffolding ,insulation , drainage or services to garage, that's just the basic build, which I think is high its going to cost a lot more to get all the other bits finished off etc.

I maybe wrong through and that's the average cost these days.

Would it help if I said £9999.99? But then again I would not be building it.

You need to get local quotes and those are the costs.

But those quotes you have already are bizarre. If someone quotes for a job, they don't leave out render, scaffold, drainage, insulation and what not. They quote to do the job.

I built an 8.5 X 3.5ish garage 3 years ago. Rough prices were:

I dug out the base and got the concrete poured, £800.

Hired a bricky to build it upto wall plate level with main door, side door and window lintels, he used block on 3 sides and brick on the front, £1600.

I did the roof with a mate, £700.

I got the side door and window off e-bay before we built it, £85.

Had a company in to fit a nice 40mm insulated, remote controlled main door £1200.

Then one of those small consumer units, 10mtrs of armoured cable, 4 strip lights and about 5 double sockets, maybe £250.

Probably some stuff I forgot about too.


Yours is obviously bigger with more span on the roof, but with a mix of trades and DIY you can save some money.
 
We are building a 10ftx18ft single garage. Single leaf blockwork.2.5m high with sloping metal roof. The windows/door will be from eBay. The garage will be rendered and front will be brickfaced at ends.
Dpc and concrete slab at 6inches
Foundation wall built 45-50cm
Excluding all doors windows the cost is £2500 for labour and materials. I have paid £1000 already .
Can upload pics as it develops . Concrete pour starts tmrw.

It's seem like so but he quoted me £2700 for conversion and 2700 for garage. In the end we settled for £5000 all in (£2500 for both). It's not a magical number I will show you works pics. You have me worried now thinking he's gonna mess it up.

Total without labour...................................... £12'360

Very rough estimate so add another £1000 for variables and you are about half way there when you factor in labour on top.
