Go with the safety check only. I can't see a problem. Most solicitors only insist that you have it serviced or have a service certificate within the last 12 months to prove it is safe.

There may come a point in the distant future when house sales become dependant upon such things but we certainly aren't there yet thankfully.

RichW's advice is spot on ... Completely ignore it. If a potential buyer is going to risk losing the purchase because of the lack of a boiler certificate tell them to get a life and wait for the next (of which there will be many).

If they are going to be so picky they will probably cause all manner of other issues for you.

if it does come back that you need the cert, just get a corgi to commision it and complete the benchmark(yep its allowed have done it quite recently after a non rgi fitted a boiler and corgi investigated, they were more than happy it should only be commisioned not rehung).

The corgi website doesnt allow anything to be notified more then 28days previous anyway.
