bonding of gas and water pipes

In an office block we have recently moved in one of our customers on part of one of the floors and carried out various electrics for them, new board, extra sockets and lights etc. We also did the earth bonding and did the testing for them.

We have now been told that the metal gas and water pipes are not bonded at the main incomer and this is our responsibility as we carried out the testing and did not pick this up.

We would have thought that this was the landlord's responsibility - help, any ideas?

Surely you would have checked for earth continuity when you did your bonding which should have picked this up. I would also expect anyone to check the installation at the main incomer before doing any works downstream.

So I'd agree with your client that it's down to you.
 
surely the limitation of your installation is the extent of the rented property, not the whole building..?

if you did a CU change on a flat in a high rise block, would you be required to check the main incomming bonds? no.. you just ensure that it's bonded where it enters the flat..
same here.. you bond it where it enters the office space..
anything in the basement / risers is the building owners responsibility.

Although you say you have tested your work, you must have missed sheet 2 on the EIC.....particulars of installation at the origin?

again... this would surely be limited to where the power enters the floor.. not all the way back to the basement..

you can enquire about the overall earthing arrangements..

if it was designed as a series of split units / floors then each unit / floor would have it's own sub panel / meter, and it's incommer would be the "origin" of the installation.. ?
