Brickwork vs Block/rendering

Hi all,

I've had a search and can't quite find an exact answer to my question so hoping someone can help.

Some neighbours and I are having our garages rebuilt after some storm damage recently. It's a block of 4, separate from the properties. It had to be knocked down and rebuilt.

The builders have rebuilt this using blockwork instead of brick - it was previously built using brick. We were told this would not be a problem to use blocks and then render. However it has now come to our attention that because the rest of the street is brick work, that we may potentially have some issues.

From my own research, it doesn't appear that any planning permission is required (and so block/render should be fine?) However the local authority are unable to advise me over the phone and have asked me to email in. Whilst I wait for their response, hopefully someone can give any advice.

The block of four garages is roughly 5 meters total wide. The size of the garages has not changed at all, simply the materials.

Any help is greatly appreciated!

As these are not part of the house, and not within the curtilage of individual houses, then permitted development is unlikely to apply.

Further, when rebuilding in whole, under planning law, that is not deemed a repair but the same as building as new, so unless permitted development rights apply, formal permission would be required.

Get your local planning authority's advice on this.

Also, check with the council's building control team to see if they deem building regulations should apply.
