A long story cut short - a bit. My kid brother, a professional builder, converted my mother's house from a chalet bungalow to a 4 bedroom, 3 bathroom, 3 living rooms plus utility room for him and his family to share the house. My older brother & I came to a decision as to the amount the house was before the conversion and what out inheritance would be. There area where it is house prices haven't changed a lot in the ensuing years. To buy me out, I asked my kid brother to build me a loft extension with bells & whistles included - at £42K I'd expect them. I live in an end of terrace house and the roof would need to be totally remodelled.

When my mother became a bit frailer, it was decided that she would come and live with me. To that end my brother offered to build an extension and install a downstairs bathroom. We argued about layout etc to which we finally came to an agreement. Plans were drawn up and submitted for building regs (passed).

The week after I got the party wall agreement signed, my mother suddenly passed away (still very sore from that), which has thrown everything into the air again. Now I'm in 2 minds. With all this talk from the government about relaxing the extension laws, I was thinking maybe a bigger ground floor extension would be better than a loft extension, the back room would be split to contain a downstairs bathroom, giving us a lot of choices of how we live - I have 3 sons, 21, 17 & 11 and my eldest wants to move out when he gets a job after uni.

Question is, if the building regs were relaxed (or if we got planning permission) and the back room split, would it be worth £42K? I don't want to sting my brother, not do I want to lose out. My brother is a perfectionist and is almost Victorian in building regs. Free slave labour from eldest 2 sons is expected as well as me helping when I can - I work full time.

Don't think any of them are required. Brother is quite relaxed about what I choose. I'd like an extension bigger than the 3m currently permitted, maybe 5m and wonder what the odds are getting it passed. If £42K is too much for the work specified above, I could ask for other additional work to be done as well.

My mother's ghost will come back to haunt us if we fall out. She did promise.

Just sell up and find somewhere nicer/ more suited :idea: :
