Flat conversion and building regs

Good evening.

I have just seen a house that would make and ideal flat conversion, as ground floor and first floor flats. The problem though is that the hall is quite narrow as an access to the first floor, and I don't think we would be able to get a 30" door as the main door to the first floor flat.

The question is this : Does anyone think that a proposal to the council to convert the house to two flat be rejected because we would only be able to fit a 27" main door to the first floor flat (even though the main door to the whole house is ok?

If you are thinking about disabled access, you don't need to comply with Part M in conversions as long as you do not make the situation worse than it currently is.

Generally on flat conversions the most difficult and expensive part to overcome is the sound insulation. You will need to have the flats tested on completion and if they do not reach the correct standard you will either be undoing work or adding extra layers and cavities. I know quite a few builders who have had to do £thousands of extra work to make conversions comply - and of course you then have to spend another £1000...ish on another test.

If you are not absolutely certain what you are doing be careful.
