Leaking chimney - advice needed

Hi,

Needed some advice as I have paid significant amounts of money to 2 tradesman to fix this at different stages but somehow the problem keeps coming back. The last time it was fixed was around 1.5 years ago. It did stop for a while but back again over the winter months.

The most visible sign is water damage near the loft door. Checking in the loft, I can see that the wall is wet and that water is creeping down. Picture attached.

Is there something I can do or do I need to call a professional again?

A few questions?

What is the chimney above roof level made of? is it roughcast rendered?

How many chimney flues are in the chimney?

Are all chimney flues in use? if not does the unused chimney flue [or flues] have vented caps?

Most obvious potential problem can you see what condition the lead flashing around the chimney is in??
 
is that the loft chimneybreast in the photo? that could be a lead back gutter leak,post a photo of the stack.any chance of you getting up to the stack a pfew photos of the flaunching and flashingwill tell a lot more
are the chimney breasts below all open or closed off. have they all been swept and vented. the leaks nothin to do with them but you may as well take care of them while doing anything else.

Thank you everyone. Called in a professional. Was told chimeny needed re positioning + plenty of other stuff which needs doing.
