Rear extension stepped rear wall

We would like to do an extension on our detached property but the rear wall of the house is stepped. We want to do the 4m extension under permitted development. We would like to square the extension off but this would mean it is 4m from the outer back wall and 5m from the stepped back wall....would this be allowed?

Is there any precedent for how to apply the 4m rule to detached properties?

We currently have a conservatory (added in 2007 I think) with the same footprint which we would be removing to do the extension.

Why not just apply for planning - is there any reason you wont get it?
 
If you have a property with an original rear extension to it which is less than half the width of the house, it rules out any permitted development on the rear.

It’s more of a timing issue. We can’t see any reason why we wouldn’t get planning but would prefer not to have to wait months for planning

You're better off posting a plan depicting the outline of the external walls.

Forget the conservatory - if the original rear wall is stepped, then it precludes a full-width extension under P.D. because you have 'an original wall forming part of the side elevation'.
 
You need full planning permission.

the only permitted development you have currently is:

- an extension the width of the rear of the house, stopping at the step (rear extension)
-plus an extension from the step extending sideways upto half the width of the house or corner of house whichever is smaller), just 1 metre deep. (Side extension)
