Hi all.
The existing (sand & cement) render on my house is in terrible condition and needs re-doing. Ideally I'm wanting to get it done with some kind of coloured synthetic render, possibly complete with external insulation. The house is a small to medium 2 bed detached in West Yorkshire.
I've had a couple of firms round to talk / quote, plus an excellent plasterer I've used in the past has quoted me for a sand & cemet re-render. Basically, the guys quoting for the synthetic stuff are talking telephone numbers, and I got the distinct impression is was a case of 'lets see how much we get for this job...'!
The last bloke never even got out his tape measure, told me he typically charges £7k for a semi-detached, then came up with £20k for mine!!!! Errr... £13k for one extra wall....????
So to my question.... can anyone recommend / know of / work as an honest, reputable, decent tradesman doing synthetic rendering at realistic sensible prices??

hi, that price seems a tad on the expensive side. Go to
Plasterersforum.com, there are plenty good plasterers on there who can give you a price |

is there a reason you want coloured or synth render? Without looking at your house, i would still start around 3k for the whole house. Where in sunny west yorshire are you? im in huddersfield, but work anywhere ( 4 children you see, daddys working away for a week ..!!! )
If you need a quote, pm me. Even if you dont use me and my company i could still give you advice, as people who dont have a tape measure, and dont turn up covered in cement, dont get a look in with me!

Give Brad a call and if you both can't work it out I have a couple of contacts you could call, they are backed up at the moment but the sooner you get in the better, I think he's taking booking 6 weeks or so in advance.

I'm in Halifax, so pretty close!
The attraction of coloured / synthetic stuff - for me at any rate - is that it shouldn't need painting, and presumably should be more water resistant...? Do you use any of that kind of stuff, or are you strictly a sand & cement man?
I live in a pretty exposed spot right on the top of one of our great Halifax hills - and one elevation in particular catches a hell of a lot of weather. The house had been re-painted just before we bought it (to cover up the problems!!!), and within a couple of years the paint was falling off.
For similar reasons, I like the idea of external insulation, (weather and cold resistance), but I've not yet been able to make a reasonable cost comparison.
Is it all bull****, or are the coloured / synthetic coverings loads better? |

yea say 6 or 7 days, around 250 for two spreads, as i labour as well, say around 1500 to 2000 in labour, and the rest materials, scaffold, skips etc...I said without looking, dont know where it is, may be local enough. Dependant on weather etc. They only thing that puts the price up is different material prices, if the materials are 5 grand then there you go.
maybe we would need a labourer, then we would get tons more done, as i wouldn't be hodding it up as well!
im quite happy to work for a single price a day for the rest of my life rather than make loads on a job, then have no work for a few days etc, but each to there own....
i know someone who wont skim a room for less than a grand! So he dont get much work, but he does get some! |

Are you up by that monument out past kings cross? im only in marsden.
If your house was painted properly and with the right paint, it should last ages? Im no painting expert.
And i have used a blue synth render when i worked for chelsea. all of it was done in this blue stuff. Didnt really matter to me, except the blue dye stains everything!! I was bought up on sand and cement, but things change, new products come out, you pay your money you take your choice.
As for synth, its up to you, but i bet thats why your price is sky high. Theres a old pub in milnsbridge, which has just had it done, its a magnolia colour, looks good..but if you want to paint it a different colour later, i dont know if it will be harder or easier.
What were they going to do with the insulation? |

Partly because I'd been led to believe that it is becoming normal practice to insulate under the render. I can see the attraction - 50mm of kingspan wrapping up the whole house would do a fantastic job at keeping the heat in. But I'm also conscious that it causes a lot of difficulty at window cills etc - which no-one ever really clarified how that problem would be solved.
Saying that, it s ain't ever going to be worth £20k!!! - That'd buy a lot of gas!!
The sand & cemet bloke I had round quoted me £3,500 (but he was in the middle of a massive job, so couldn't give me a timescale...) I'm glad Brad mentioned a £3k starting point, as that means the ball park is somewhere around that.
Do the coloured renders last and look ok? (I'm almost certainly going for white). |

Is the house stone or brick and how old is it..? |

The house is brick. Age is an interesting one, as it has been messed about with a lot, extension here, extension there, oh - and another extension! Basically, 1950s, but added to a lot in the 1980s / 90s. Proper bodge-it and scarper work as well; some of the internal blockwork makes the sea in a storm look flat! - Bulge here, bulge there.....
Does the construction material make much difference from a rendering point of view? |

Yes the construction can make all the difference when rendering. I would go for a lime render, you can get insulated lime render.

Hi we do a lot of modern renders, and i also teach for a co that make decorative renders, we have done small boundry walls up to large a Travelodge and Premier inn, loads of pics and refrences, drop me a pm if you would like a chat |
