House Renovation - My story so far

Hi Everyone,

So I've taken the plunge and bought a really nice Victorian terrace house. It needs a lot of work but it has some good points, such as the Glow-worm boiler which I am told is really sound.

My question is quite a simple one for people in the know. I have been doing as much prep work as possible to keep the costs down where possible. I have removed the wood chip (House is full of it) in one of the attic rooms and I just wanted some general advice in order to prepare it to be skimmed. Note: The ceiling is new since the dormer was fitted so it is only three walls.

The room measures about 3m x 4m and as I say I've removed all the woodchip and what is left is little bits of paper (these can be sanded off) and the odd chip that needs filling. So, can a plasterer skim that room in the condition or do I need to put some more hours in?

Also as a total ball park what do you think it would cost for a skim? Or is there a M squared cost that someone can throw in there so I can work out an idea.

I also have an electrician coming in tonight to quote me on a rewire for the house, I've had an estimate of about £2,500 so far so I want to get the first fix done so that we can continue with other works.

Remove as much of the paper as you can, but don't worry too much about chips in the wall; that's why you're having it skimmed, and the plasterer should be able to take care of that. The chap who skimmed most of my house did a sterling job over some fairly terrible walls.

Check with the plasterer first, but you can probably save more time by PVAing the wall the day before he comes. He'd then apply a second coat before skimming it.

Is that a chimney breast? Are the dark looking water stains from a roof leak or water used to remove wall paper?

There is still a large amount of paper scraps stuck to the walls. They have to be removed before skimming.
